Privacy Policy

How Maurice, a service operated by ERDO AI LLC, collects, uses, and shares information — including the text messages we send on behalf of the real-estate companies who use our service.

This Privacy Policy explains how ERDO AI LLC ("Maurice," "we," "us," or "our") handles personal information in connection with the Maurice website at getmaurice.ai and the Maurice lead-generation service (together, the "Service"). Maurice provides AI-driven advertising, landing pages, and lead follow-up for real-estate developments. It is a distinct service with its own policy; if you are looking for the privacy practices of another ERDO AI LLC product, see the separate policy at erdo.ai.

Much of what Maurice does, it does on behalf of its customers — real-estate developers, owners, property managers, and brokers (each a "Client"). Section 2 explains when we act on a Client's behalf and when we act on our own, because that distinction shapes your rights and who to contact.

Section 1

Who we are

The Service is operated by ERDO AI LLC, 8 The Green, Suite B, Dover, DE 19901. ERDO AI LLC is the entity responsible for information handled under this policy. You can reach us about privacy at privacy@getmaurice.ai — see Section 16.

"Personal information" means information that identifies, relates to, or could reasonably be linked with a particular person or household. This policy does not cover the practices of our Clients or any third-party site or service we do not control.

Section 2

Our two roles: Client data vs. our own

Maurice handles personal information in two different capacities, and your rights differ depending on which one applies.

When we act on behalf of a Client (service provider / processor)

When a prospective buyer or renter interacts with a Client's advertising, landing page, or messaging that Maurice runs, we collect and process that person's information as a service provider (under U.S. privacy laws) or processor (under the GDPR) on that Client's behalf and under our contract with them. The Client is the party responsible for that information. We use it only to deliver the Service to that Client — for example, to capture a lead, respond to an inquiry, or follow up — and never for our own independent marketing. Each Client's lead data is kept in its own separate container and is never blended with, or made available to, another Client.

When we act on our own behalf (controller / business)

For our own website visitors, prospects, and business contacts — for example, when you request a demo or email us — we act as the controller (business) and decide how that information is used, as described in this policy.

Section 3

Information we collect

Information you provide

  • Lead and inquiry details. When you submit a form on a Client's landing page or contact a Client through the Service, we collect what you provide — typically your name, email address, phone number, and any message or preferences you share.
  • Demo and sales requests. When you ask for a demo of Maurice or otherwise contact us, we collect your work email, company, and anything you include in your message.
  • Communications. Records of your messages with us or with a Client through the Service, including email, web chat, and text messages, and our responses.

Information collected automatically

  • Device and usage data. IP address, browser and device type, pages viewed, referring pages, and the actions taken on a page, collected through our own first-party page beacon and standard web logs, and — on a Client's landing pages — through the analytics and advertising tags described in Sections 6 and 8.
  • Cookies and similar technologies. Identifiers used to run the site, measure traffic, and attribute advertising, as described in Section 8.

Information from other sources

  • From our Clients. A Client may provide contact information for people it wants us to reach or follow up with on its behalf.
  • Enrichment and advertising partners. We may receive limited business or demographic-neutral information about a lead from data providers, and advertising signals (such as click identifiers) from ad platforms, to measure and improve campaign performance. Housing advertising is targeted on intent and behavior, never on protected characteristics or proxies for them — see our Fair Housing commitments.
Section 4

How we use information

We use personal information to:

  • Provide, operate, secure, and improve the Service, including capturing and routing leads to the relevant Client.
  • Respond to inquiries and send follow-up communications on behalf of a Client, including by email, web chat, and text message (see Section 5).
  • Plan, run, measure, and optimize advertising campaigns for our Clients.
  • Communicate with you about demos, your account, and changes to the Service.
  • Detect, prevent, and address fraud, abuse, security incidents, and technical issues.
  • Comply with legal obligations and enforce our agreements.

We do not sell your personal information, and we do not share it with third parties for their own independent advertising. When we run advertising and retargeting on a Client's behalf, we do so as described in Section 6, where you can also find how to opt out.

Section 5

Text messages (SMS / A2P)

Maurice sends text messages (SMS) on behalf of its Clients — real-estate developers, owners, property managers, and brokers. These are application-to-person (A2P) messages that a Client uses to respond to and follow up with people who have expressed interest in a property.

How you opt in

Conversational replies are sent only after you text the Client first. Before sending other text messages, Clients must obtain and retain evidence of your prior express written consent to receive the specified types of messages at your mobile number, for example through a consent box on the Client's landing page. A Client providing a consent basis is not independent verification of your agreement. Submitting a phone number alone or starting a conversation does not give consent to ongoing promotional messages. Consent applies only to the Client and types of messages you agreed to and is never passed on to another business. Consent to receive text messages is never a condition of any purchase or of using the Service.

What we send and how often

Messages relate to the property or inquiry you engaged with — for example, replies to your questions, tour scheduling, and follow-ups. Message frequency varies depending on your interaction. Message and data rates may apply, according to your mobile carrier's plan. Maurice, the Client, and mobile carriers are not liable for delayed or undelivered messages.

How to opt out or get help

You can cancel text messages at any time by replying STOP to any message. After you send STOP, we stop sending text messages from that Client through the Service. You may receive one message confirming your opt-out; no further messages will be sent unless you opt in again. Reply START to opt back in after your own STOP request. For help, reply HELP or contact the Client directly, or reach us at privacy@getmaurice.ai.

How we handle mobile opt-in data

We treat mobile opt-in and consent data with particular care:

  • We do not share mobile opt-in data with third parties or affiliates for their marketing or promotional purposes. No mobile information collected for text messaging is sold or shared for marketing.
  • We share text-messaging opt-in and consent data only with the Client who owns or operates the property relevant to that opt-in, and with the messaging providers and carriers strictly necessary to deliver the messages you asked for. Those providers may only process the data to deliver messaging on our behalf.
  • The Client on whose behalf messages are sent is the owner of that opt-in data and controls its use under the Client's own privacy practices. Consent given to that Client is never sold or transferred to another Client or business.
Section 6

Advertising and retargeting

On behalf of its Clients, Maurice plans and runs advertising for their properties across ad platforms such as Google, Meta, and LinkedIn. Part of that is retargeting: to reach people who visited a Client's landing page but did not inquire, Maurice builds an audience from first-party signals on that Client's own pages — the pages you viewed and the actions you took — and uses it to show you that property's ads on those platforms. People who have already become leads are excluded, so you are not shown ads for a property you already contacted.

To measure campaigns and enable this retargeting on a Client's landing pages, we and our providers use standard analytics and advertising technologies — Google Analytics, Google Tag Manager, and the Meta (Facebook) Pixel — which record page views and conversion events such as a submitted inquiry. We load these tags from our own domain, and the pixel and audiences are kept in a separate container for each Client. See Section 8 for the cookie categories involved.

How this is kept safe and separate

  • The tracking pixel and retargeting audiences are operated by Maurice and kept in a separate container for each Client. They are never blended across Clients, and they are never shared for any other advertiser's use.
  • These audiences are built from behavior and intent only — the properties you searched for and the pages you engaged with. Maurice never targets, or builds audiences from, protected characteristics (race, color, religion, sex, familial status, national origin, or disability) or proxies for them, and does not use lookalike audiences for housing. See our Fair Housing commitments.
  • We use this information to advertise the Client's own property, not unrelated products. The advertising and analytics data collected through these tags is shared with the relevant ad platform (such as Google or Meta), which processes it under its own terms and privacy policy; you can opt out using the choices below.

Your advertising choices

You can limit or opt out of interest-based advertising in several ways:

  • Ad-platform controls: Google Ads Settings (adssettings.google.com), Meta ad preferences, and LinkedIn ad preferences let you control the ads those platforms show you.
  • Industry opt-out pages: the Network Advertising Initiative (optout.networkadvertising.org), the Digital Advertising Alliance (optout.aboutads.info), and, in Europe, Your Online Choices (youronlinechoices.eu).
  • Global Privacy Control: where required, we treat a Global Privacy Control signal from your browser as a request to opt out of the sharing of your personal information for targeted advertising.
  • Cookies: you can block or delete advertising cookies through your browser, as described in Section 8.

We do not use your personal information to make automated decisions that produce legal or similarly significant effects about you, such as decisions about your eligibility for housing.

Section 7

How we share information

We share personal information only as described below. We do not sell it.

  • With the relevant Client. Leads, inquiries, and the communications tied to them are shared with the Client on whose behalf they were collected. That Client then handles the information under its own privacy policy.
  • With service providers. We use vetted vendors to run the Service — for example, cloud hosting, messaging and telephony providers, analytics providers, and our CRM. They may process personal information only to perform services for us and under confidentiality obligations. The platform infrastructure Maurice runs on is operated by ERDO AI LLC itself, so using it is not a disclosure to a third party.
  • With advertising platforms. To run, measure, and retarget campaigns on a Client's behalf, we exchange limited advertising signals with ad platforms, always within each platform's housing-advertising rules and our Fair Housing commitments. This is described, with your opt-out choices, in Section 6.
  • For legal reasons. When required by law, legal process, or to protect the rights, safety, and security of Maurice, our Clients, or others.
  • In a business transfer. In connection with a merger, acquisition, financing, or sale of assets, subject to this policy.

Mobile opt-in and text-messaging consent data are handled as described in Section 5 and are never shared for third-party or affiliate marketing. None of the categories above, including business transfers, permits selling or transferring messaging consent to another business. Processing by messaging providers remains limited to delivering the messages you asked for, as described in that section.

Section 8

Cookies, tracking, and your choices

We and our providers use cookies, pixels, and similar technologies. They fall into a few categories:

  • Strictly necessary — needed to run the site and keep it secure.
  • Functional — remember your choices and settings.
  • Analytics and performance — help us understand how the site and pages are used. On our own pages, much of this uses our first-party page beacon rather than third-party cookies.
  • Advertising and measurement — on a Client's landing pages, we and our providers use Google Analytics, Google Tag Manager, and the Meta (Facebook) Pixel to measure campaigns and build the retargeting audiences described in Section 6. These tags set or read cookies and similar identifiers and are loaded from our own domain.

Our getmaurice.ai marketing site itself uses only a first-party page beacon and standard server logs; the third-party advertising and analytics tags named above run on the Client landing pages that Maurice operates as part of the Service. You can block or delete cookies through your browser settings, though disabling some may affect how a page works, and you can use the advertising opt-out tools and Global Privacy Control described in Section 6. Because there is no common industry standard for browser "Do Not Track" signals, our Service does not respond to them; where the law requires, we honor a Global Privacy Control signal as an opt-out of sharing for targeted advertising.

Section 9

How long we keep information

We keep personal information for as long as needed to provide the Service, meet the purposes described in this policy, and satisfy legal, accounting, or reporting requirements, after which we delete or de-identify it. For information we process on a Client's behalf, we retain and delete it in line with our agreement with that Client; when that agreement ends, we delete or return the Client's data on request, except where the law requires us to keep it.

Section 10

Your privacy rights

Depending on where you live — including under the California Consumer Privacy Act (CCPA/CPRA), other U.S. state privacy laws, and the EU/UK GDPR — you may have the right to access, correct, delete, or receive a portable copy of your personal information; to opt out of the sale or sharing of your personal information for targeted advertising; to opt out of profiling; and to be free from discrimination for exercising these rights. We do not sell personal information. You can exercise your advertising opt-out choices, including a Global Privacy Control signal, as described in Section 6. We do not use your personal information to make automated decisions that produce legal or similarly significant effects about you.

To exercise a right regarding information we hold on our own behalf, email privacy@getmaurice.ai. We will verify your request and respond within the timeframe the applicable law requires. If your request concerns information we process on a Client's behalf (for example, a lead or messaging with a specific property), that Client is responsible for it — we will refer your request to the Client and support them in responding. You may also authorize an agent to act for you, and you may appeal a decision by replying to our response.

Section 11

Security

We maintain administrative, technical, and organizational safeguards designed to protect personal information, including encryption of data in transit and at rest and access controls that keep each Client's data separated. No method of transmission or storage is completely secure, so we cannot guarantee absolute security, but we work to protect your information and to respond promptly to any incident.

Section 12

Where your information is processed

Maurice is operated from the United States, and the information we collect is processed and stored in the United States. If you access the Service from outside the United States, you understand that your information will be transferred to and processed in the United States, where privacy laws may differ from those in your country.

Section 13

Children

The Service is intended for adults and is not directed to children under 18. We do not knowingly collect personal information from children under 18. If you believe a child has provided us personal information, contact privacy@getmaurice.ai and we will delete it.

Section 14

Third-party links and services

The Service may link to sites and services we do not operate, including our Clients' own websites and the ad platforms we work within. This policy does not apply to those third parties, and we are not responsible for their practices. Review their privacy policies before providing information to them.

Section 15

Changes to this policy

We may update this policy from time to time. When we do, we will revise the "Last updated" date above and, where appropriate, provide additional notice. Your continued use of the Service after an update takes effect means you accept the revised policy.
